Answers to your frequently asked questions

  • Am I required to make my property available to Section 8?

    No. Not all properties are created equal, and we will respect your expectations when it comes to tenant placement and management as long as they do not violate any Federal or State Fair Housing Laws.
  • Are you licensed?

    Yes. Spectrum Realty Property Management is a licensed and insured, full service Real Estate brokerage.
  • Can I reach you after hours?

    We are available M-F 9-5 and for maintenance emergencies for our tenants, we have a 24-hour hotline. You are always free to email us and/or leave a message. We will do our best to get back to you during our business hours.
  • Can you put the money directly into my account?

    Yes. Our advanced property management software allows us to direct deposit rental proceeds into your account on the 10th and around the 20th of the month.
  • Do I get to see the lease or sign it?

    We will execute an attorney approved lease, on your behalf, as agent. Each lease is then uploaded to your portal to review at any time.
  • Do you sell real estate too?

    Yes. Spectrum Realty Property Management is licensed to help buy or sell for our clients. We specialize in helping you find the right fit should you want to buy an investment property or your ‘forever home’.
  • How is rent collection handled?

    Our technology allows tenants to go online and post rent through their portal with either a credit card or checking account. We also have an office where, if convenient, tenants can pay in person or mail in a money order or cashiers check.
  • How long of a lease do you sign?

    We look at signing both MTM and termed leases, depending on outside variables and what is best for the property.
  • How much security deposit do you charge the tenant?

    The Security Deposit equals a minimum one months rent depending on credit worthiness and other mitigating factors.
  • How soon can you start managing my property?

    Once a contract is signed we can start immediately! We will review the property information with you, obtain all the necessary information and keys and move forward with marketing and managing.
  • What type of properties do you manage?

    We manage a variety of different types of properties. Everything from single-family, multi-family, commercial and HOA.
