Application Criteria

Thank you for applying with Spectrum Realty Property Management for your housing needs.

In order to best serve you, we feel it is imperative that you are made aware of and fully understand our application policies and procedures.

Spectrum Realty Property Management, is the exclusive agent and representative of the property owner and does not, in any respect, have any fiduciary or agency responsibilities to the applicant. We are trained on the lates local, state and federal statutes pertaining to rental regulations and guidelines. We can ensure that all federal, state, and local laws are followed and each application is processed without regard to the race, color, religion, sex, handicap, familial status, national origin, sexual orientation or gender identity of applicant.

Please read this page carefully before completing the application. It is the policy of this management company that applications must be complete and all fees paid prior to submission for consideration. Application fees are nonrefundable.

A complete application is considered when the following information is submitted:

  1. Completed online application (One for each individual 18 years and older)
  2. $65 Application fee for each application submitted
  3. Income verification submitted for each applicant (uploaded)
    1. Last 2 paystubs for W-2 employees
    2. Last 2 years of tax returns for self employed
  4. Valid DL (uploaded)

Spectrum Realty Property Management checks the following with each application:

600+ Clean background - Standard Approval
550-599 Good Background, no evictions, meets income requirements, may have some areas unable to verify - Conditional Approval may require double deposit
500-549 Good Background, no evictions, meets income requirements, may have some areas unable to verify - Conditional Approval w/double deposit
400-499 Denial
No Credit Score Good/Clean Background, no evictions, meets income requirements - Double Deposit

Criminal Background

Automatic Denial of Tenancy for Convicted Crimes

Rental History

Rental reference which confirms a minimum of 2 years or more of valid, verifiable rental history from a third-party landlord.

Pet Policy

Pets are allowed only if the homeowner has agreed to welcome your furry friend. All pets must complete a pet application at All pets are subject to a $100 non-refundable pet fee and a minimum pet-rent of $25 per month (per pet). Puppies or Kittens are not allowed (1 year old and up only). Cats that are pets must be spayed or neutered.

Should you have an ESA or companion animal, proper documentation must be presented and validated prior to moving the animal in - this can be completed at Once validated, they are exempt from fees.
